Lane Architects can offer services for many types of building projects including residential, zoological, office, commercial and educational. Andrea Lane has been an RIBA chartered architect since 2001 and was a senior architect/ associate for many years in practice, covering diverse building types.
The team at Lane Architects have the skills to offer design and 3D visualisation, as well as technical detailing and interior design. We are also able to oversee the the build on site. We have an extended team of architectural and technical assistance we can call on for larger projects and our services can be tailored to suit any project.

Initial Visit
Up to one hour, free of charge. A chat prior to a written quote to discuss your project.
If you are thinking about a building project and would like an initial meeting to discuss please get in touch. We are happy to come out for a site visit and an initial meeting of up to an hour, free of charge with no obligation on your part. We will visit the site and advise you on potential proposals and local planning regulations. We can also talk on costs and timing and any other Consultants that may be needed. Then we would prepare a full scope of work and quote for your consideration. -
Design Consulation
If you would like a fixed, on site consultation by an experienced chartered architect and some informed ideas presented in sketches, then we offer a paid visit of 4 hours which includes the following:
1. An initial chat about what you would like to achieve and the changes you would like to make.
2. An on site measured survey and scaled 2d plan drawings and sections/ elevations if necessary.
3. A sketch design proposal.
4. Specific advice from an experienced architect on how to move forward with the project. Any planning regulations, building control and technical advice, design and cost considerations. Also information on green energy solutions and general build queries - £280

Sketch Proposals
We can undertake developed sketch proposals for your site for a fixed fee. These are presented in 2d and 3d in a document that will allow you to see what is achievable. We are usualy able to provide three options. This can be a one-off, fixed fee piece of work, or part of the process towards planning and building.

3D Visualisation
It is often difficult to imagine a finished building from Architects plans and drawings. We create complex 3-dimensional, digital models of structures, buildings, and terrain. This enables clients and architects to ‘walk through’ the proposed building and to view it from a distance and in detail. This can inform decisions about changes and finishes at a very early stage, which allows for a more detailed tender long before a building is constructed.

Planning Pre-application
In some cases a planning pre-application from the planning department ( a pre-app) is advised, rather than a full planning application. This is often the case for new buildings in undeveloped locations, larger projects or any other type of project that may benefit from planning advice without full planning drawings. This is to enable early stage feedback from the Planning Department.

Planning Application
In most cases, you'll need planning permission before a build can begin. Once the possible options have been assessed and the best proposal agreed, we will undertake a planning application on your behalf, with all the necessary plans, elevations, design and access statements, CIL form submissions, and if required Conservation Area Impact Assessments and Heritage Statements.

Technical Detailing for Building Control, Tender and Construction
We produce the technical drawings to enable the project to be built. Initially a building control application will cover the basic requirements to be sure the project meets the current building regulations. After feedback from Building Control this information is then added to with additional details and larger scale drawings and specifications to tender stage, whereby there is sufficient information for a Contractor to price. Construction Issue drawings are issued for the Contractor to build from.

Interior Design Service
We work with you to design thoughtful and considered interior space that are both purposeful and beautiful. The spatial layout of your home can have a huge impact on the enjoyment it brings. Together we can bring functionality and style to your decor schemes. Working with you in 2D and 3D sketches to cover the best options and decide on the preferred design, we look at layout and materials with consideration of budget, working collaboratively with you to get the best solution possible.

On-Site Project Management and Contract Administration
We know that building projects can be stressful. We can oversee the build on site, ensureing that the work is progressing to deadline and in line with the Construction Drawings and Specification. We can also undertake Contract Administration if required.
